A Home Between Forest and Sea
Perched high on the cliffs of Värmdö, where pine forests meet the bay, stands Pine Edge Villa – a home that beautifully balances sleek design with natural surroundings. Here, magician Jonas Ljung and his partner Evelina Björninen, a project manager and entrepreneur, have brought to life their vision of an internationally inspired home with a distinct architectural character.
“We’ve always shared a passion for architecture and design. Our many travels drew us toward a more international style,” the couple explains.
After years of searching, they realized no existing house could fulfill their vision. Building from the ground up became their way to create something truly unique – a home where every line, material, and transition was carefully considered. From acquiring the plot to moving in, the construction process took three years, marked by dedication, precision, and uncompromising design.




Designed by architect Max Holst, the house combines bold form with a profound connection to its surroundings. Concrete, dark oak, and limestone make up the core material palette – a few carefully chosen elements that bring cohesion and harmony to the design. The muted color tones enhance the natural light and allow the surrounding landscape to take center stage. Together with meticulously crafted details, the result is nothing short of extraordinary.
Building a home of this caliber requires full engagement. “For a project like this, the architect or client needs to be on-site nearly every day. You have to be involved, solving problems alongside suppliers while adhering to Swedish building regulations – all without compromising the aesthetic vision.”
At Pine Edge Villa, no detail was left to chance. For Evelina and Jonas, the doors from Njord were a critical part of the overall experience. “It takes incredible precision to achieve doors like these.” Being able to integrate the frames seamlessly into the walls was essential to maintain the architectural vision. The couple highlights the collaboration with Njord, who actively partnered during the planning phase and provided solutions for material transitions and intricate details.
The plot itself is exceptional – a hilltop with ocean views, surrounded by majestic pines and dramatic changes in elevation. The building is both anchored in the rock and appears to hover above the cliffs, creating a dynamic contrast between the rugged natural landscape and the clean, modern architecture. The location feels private yet remains open to the surrounding scenery.
“We spent a lot of time on the house’s positioning, and we’re incredibly satisfied with the outcome. The contrast between the natural forest and the sleek concrete-and-wood structure creates a striking balance.”







Pine Edge Villa is the result of persistence, attention to detail, and a passion for design. It’s a home where nature is given space to thrive, and architecture frames – rather than dominates – its surroundings.
The villa, featured in the season finale of Grand Designs Sweden 2025 on TV4, stands as proof that courage, precision, and a clear vision can create something truly remarkable.
